Specific Conditions
Without prejudice to these Terms and Conditions, the specific policies of each property described in its listing shall also apply.
Booking Conditions
Bookings are subject to the property’s availability and confirmation of payment.
Booking rates, deposit, cleaning fee, cancellations and other conditions are those stated in the respective listing at any given time.
A deposit is requested for all properties to cover any damage caused to the property and/or the building. If no damage occurs during the stay, the deposit will be refunded.
All prices include VAT at the applicable legal rate.
Payment Methods
Bookings may be paid by American Express, Visa or MasterCard credit card.
Conditions of Stay
The lead guest must be at least 18 years old and must remain at the booked property for the entire stay. Guests under 18 may only be accommodated if accompanied by an adult who is the holder of the booking.
The lead guest must provide a valid address, a contact telephone number and an email address.
The number of guests may not exceed the legal and/or advertised capacity of the property. If the capacity rules are breached, PARADISE VILLAS reserves the right to require the guests to leave, without any right to compensation or refund of the fees paid.
No pets of any breed, size or age are allowed. PARADISE VILLAS reserves the right to require guests to leave the property without any compensation or refund of the fees paid if an animal is found inside.
Under Article 45(1)(a) of the Convention implementing the Schengen Agreement, the accommodation of foreign citizens — meaning anyone who does not hold Portuguese nationality — must be reported to SEF.
For the purposes of the previous paragraph, all guests of foreign nationality must provide all information relating to their identification no later than the check-in date, using the form sent for that purpose.
Guests must notify PARADISE VILLAS of any damage to the property, its contents, equipment or accessories that occurs during the stay, even if the guest considers the damage to be normal wear and tear and not their fault. If the guest does not notify PARADISE VILLAS of such damage, they may be held liable for it.
Guests agree to pay the cost of any damage to the property or its contents, and hereby authorise PARADISE VILLAS to charge such costs to the credit or debit card provided at the time of booking.
Check-in and Check-out
At check-in, the identity documents of the lead guest and of all foreign guests may be requested in order to confirm the information provided.
Unless otherwise agreed, check-in and check-out must take place within the times stated in the property listing.
Any change to the arrival or departure dates and times must be confirmed by PARADISE VILLAS.
If a guest refuses to leave, PARADISE VILLAS reserves the right to enter the property, remove their belongings, change the locks and take any other measures that may be necessary, with the costs charged to the guest.
PARADISE VILLAS is not responsible for any items left in the property after the guest’s departure. Any belongings found may be returned on request. The guest is fully responsible for all costs related to returning their belongings.
Cleaning, Bed Linen and Towels
The property will be cleaned before the guests arrive. The basic service includes a set of towels, bed linen and some toiletries for each booking.
Additional cleaning services and products, including changes of bed linen and towels, are available at an extra cost.
Guests should keep the property as tidy and clean as possible and hand it back at check-out in the best possible state of cleanliness, so that PARADISE VILLAS can welcome the next guest.
Guests must not leave rubbish inside the property, by its door or outside the building’s door (where applicable), and must use the street bins provided for that purpose.
Maintenance
Any problem in the property, such as gas or water problems or malfunctioning equipment, must be reported to PARADISE VILLAS immediately.
Depending on the problem, it may take on average up to 8 hours to resolve, according to its complexity and the need to hire third-party services.
PARADISE VILLAS reserves the right to access the property at any time, always respecting the guest’s privacy, whenever inspections, repairs or emergencies so require.
Keys
A set of keys is provided at check-in, which must be returned by the guest at check-out.
The following additional charges apply in the event of lost keys or lock-outs:
Lost keys (price per key) – € 50
Emergency call-out (between 9:00 and 23:00) – € 50
Emergency call-out (between 23:00 and 9:00) – € 50
Additional Services
Any additional service, such as extra beds, cots, baby chairs, heated pool, jacuzzi, Turkish bath, cleaning services, among others, must be requested in advance and is subject to an extra charge.
Noise, Illegal Activities, Safety
By law, the night-time rest period is between 23:00 and 7:00, during which guests must keep quiet.
Guests must not disturb the neighbours, namely when opening or closing the door of the property or the door of the building it is part of (where applicable).
Bookings for illegal or immoral activities are not accepted.
Guests are primarily responsible for their own safety during their stay.
Liability
PARADISE VILLAS’ liability is legally limited to its properties and to ongoing bookings, and it is not responsible for any occurrences or events outside the boundaries of the property.
The guest accepts the possibility of minor changes to the property that are not shown in the promotional photos, provided they do not compromise its general condition or amenities.
The guest is solely responsible for checking that the booked property is fit for their purpose, namely by confirming the property’s conditions, photos, surrounding neighbourhood and services offered.
PARADISE VILLAS is not responsible for any damage caused, directly or indirectly, that may occur during the guests’ stay at the property, such as (but not limited to): personal injury, robbery, theft or criminal behaviour, losses due to fire or misconduct, etc. The same applies to any failures in the supply of gas, electricity, water, telephone or internet.
Law and Force Majeure
This agreement is entered into between the guests and PARADISE VILLAS, which is duly authorised to make the property available. This agreement grants the guests permission to occupy the property for the agreed period and on the agreed terms.
Guests are not tenants of the property and do not have exclusive possession of it. In the rare event that a booked property becomes unavailable due to damage caused by any circumstance not attributable to PARADISE VILLAS, namely water or gas leaks, PARADISE VILLAS will not be liable for the inconvenience caused, but will take all necessary steps to move the guest to a property with similar characteristics.
Changes and Governing Law
PARADISE VILLAS reserves the right to update its terms and conditions at any time, as necessary.
These terms and conditions are governed by Portuguese law. The Portuguese courts have exclusive jurisdiction over any legal action relating to any booking.
